We stand behind the tenants we place. When we screen, approve, and place a tenant—and we also manage the property during their lease—we guarantee the placement. If that tenant needs to be evicted during the guarantee period, we will place the next tenant and waive the tenant-placement commission for the replacement tenant.
This guarantee is designed to protect investors from the financial impact of needing to pay for back-to-back placement fees due to an unforeseen issue.
What the Guarantee Covers
If an eviction becomes necessary during the guarantee period, we immediately re-market the home, screen applicants, and place a new tenant at no placement cost to you. This ensures continuity and reduces the financial burden of turning over the property again so soon.
What the Guarantee Does Not Cover
The guarantee does not cover the cost of the eviction itself, court fees, attorney fees, constable fees, lockouts, damage, unpaid rent, or any legal actions. It also does not apply to tenants placed by another agent or owner, or when a property is not under our full management program.
